Bar None in my 35 years of selling real estate here in the Nashville area and especially in the last two years because we have had thousands of people, up to a hundred a day, moving to the Middle Tennessee area in the last two years, so The first thing I found that everyone does is you. start on Zillow, start on Zillow looking for houses and start describing the house you want, the first thing people do when they call me and text me or say, I want to talk to you about moving to the Nashville area, the first thing they They want to talk and I get it, it's not much more fun.
What I would like to talk about is the house they want. Garage for three cars. Master on the main level. I need an open concept. I want you to know that you know exactly what you want. I know. exactly what you want after you've told me, but that doesn't help us at all to start the whole process, so yes, make your wish list in order of priority: what you must have and what you want to have , and if there are two. If you make a decision or seven of you make a decision, you have to make sure that the top five on that list match up so that one of you doesn't want an acre and a half and the other one has to have a quarter. one acre but a completely new construction.

The second error I see. everyone does it and unless they've had someone like me to help them, they don't get pre-approved, it doesn't do you any good to find a house you like if it's not in your price range and especially making an assumption. If you got pre-approved at the beginning of the year, at the beginning of

The third biggest mistake I see people make is not finding a trustworthy real estate agent, whether it's me, whoever it is, find a trustworthy real estate agent who will tell you what you want, he's not going to give you nonsense, he's not going to give you It will give you the wrong order of things, it will not only prepare you for a search that we all do. We can do without listening and knowing what price point we should be at without understanding exactly what you need in a home without helping you go through the list of things you need in a home that are non-negotiable vs. negotiable, finding a trusted real estate agent. roots, someone who when I tell you guys look this may not be the best community for you and will take you to places where you can find some research, you may or may not know that there are a lot of things that we as real estate agents, we can't talk. uh crime, we can't talk about safety, we can't talk about schools, technically we can't talk, but we can guide you to the places where you can find that information, so you need to trust your real estate agent enough to know that They know what they are.
Speaking of when they tell you something and they have no problem with you trying to confirm those things, finding a trusted link may or may not become your best friend, but it will be someone who tells you things as if for you it were the good thing, the bad and the bad.
